RESIDENTIAL, STRATA & COMMERCIAL ROOFING ON THE NORTH SHORE

Roofing Contractor in North Vancouver

We roof houses, townhouse complexes and commercial buildings in both the District and the City of North Vancouver, in asphalt, cedar, metal and low-slope membrane. The North Shore gets around 2,500 mm of rain a year, close to 70% more than South Vancouver, and water gets in at the same places every time: valleys, flashing and penetrations. Send us the address and we will measure the roof and put the price in writing.

Roof Repairs

We find the leak before we patch anything. Shingles, flashing, membrane seams and blocked drains.

Roof Inspections

You get photos of what we find: flashing, drainage, ventilation and soft spots in the roof deck.

Roofing Warranty SupportA symmetrical shield containing a roof and check mark.

Lifetime Warranty

We cover materials and labour in writing. Manufacturer coverage on top where the system qualifies.

What Roofing in North Vancouver Has to Handle

Asphalt shingle roof on a North Vancouver home with mountains in the background

Lower Lonsdale sits at the waterline. A few kilometres north, homes climb the slopes of Grouse Mountain and Mount Seymour, and rainfall and snow load rise with them. We plan North Vancouver roofs around the five conditions below. When you compare quotes, check that each one accounts for them.

Heavy RainfallA rain cloud above a pitched roof.

Heavy Rainfall

About 2,500 mm of rain falls each year near Grouse Mountain, most of it between October and March. Valleys, flashing and underlayment take the heaviest beating.

Snow at ElevationA snowflake above a roof, representing snow exposure at elevation.

Snow at Elevation

The BC Building Code raises design snow load with elevation. A home in Upper Lonsdale or Seymour carries more than one by the water, and rain on snow adds more.

Shade and MossAn evergreen beside a roof with a small growth along its slope.

Shade and Moss

Tall cedars and firs shade many lots and drop needles into gutters and valleys. Shaded slopes stay wet longer, and moss works its way under the shingle edges.

Steep AccessA house on rising ground with an access ladder.

Steep Access

On steep lots in Deep Cove or up the Seymour slopes, getting material onto the roof takes planning. Hoisting and staging add to the cost on these lots.

City or DistrictA civic building and a location marker for municipal jurisdiction.

City or District

The Lonsdale corridor belongs to the City of North Vancouver. Lynn Valley, Deep Cove and Edgemont belong to the District. Each runs its own building department.

ROOFING SYSTEMS

Asphalt, Metal, Cedar and Flat Roofing in North Vancouver

Asphalt and cedar cover most of the older houses we reroof in North Vancouver. Metal suits homes on the upper slopes, where it sheds snow and outlasts both. Townhouse complexes, additions and commercial buildings usually need a low-slope membrane on at least part of the roof.

Asphalt Shingles

Architectural shingles are the most common reroof on the North Shore and the lowest-cost system here. On shaded lots, algae-resistant shingles with copper granules slow moss and black streaks. We install 3-tab, architectural and luxury lines from CertainTeed, GAF and IKO.

Dark metal roof tiles installed on a residential home

Metal Roofing

Standing seam panels shed rain and snow quickly and last 40 years or longer. On the upper slopes we add snow guards so a sliding load does not land on walkways and decks. Metal shingles, tiles and ribbed profiles cost less than standing seam and suit roofs with simpler shapes.

Cedar Shake Roofing

Western Red Cedar weathers to silver-grey and suits the older homes in Delbrook, Blueridge and Edgemont. With cleaning and moss treatment it lasts 25 to 40 years here. When a shake roof wears out, many owners convert to asphalt or metal, and we handle the tear-off either way.

Granulated modified bitumen membrane installed on a flat roof

Flat & Low-Slope Roofing

SBS torch-on membrane lasts 20 to 25 years in this climate and suits strata buildings, additions and garages. Next to wood siding, cold-applied membrane avoids the open flame. EPDM, TPO and PVC fit larger commercial roofs, and we size drains and scuppers for North Shore rain.

Related Services

We also install skylights, gutters and roof ventilation, and we handle urgent leak repairs across the North Shore.

Roofing Costs in North Vancouver

What a New Roof Costs in North Vancouver

Asphalt costs about half of what the other three do. Cedar and metal land in the same range as each other, which is not what most people expect. Steep lots and tight access on the North Shore push a project toward the upper end of whichever range applies.

HOW A PROJECT RUNS

Our Roofing Process in North Vancouver

An asphalt reroof on a typical North Vancouver house takes two to three days on site. Cedar tear-offs, metal and larger strata jobs run longer, and from October to March we schedule around the rain.
Step 1

On-Site Assessment

We walk the roof, measure it and check the flashing, drainage, ventilation and the deck. You see photos of any damage before we talk about price.
Step 1
Step 2

Written Estimate

The estimate lists materials, labour, tear-off, disposal and warranty, and states upfront how we price rotten decking found under the old roofing.
Step 2
Step 3

Permits and Scheduling

We check with the City or District building department if a permit applies, then book a dry stretch in the forecast and plan hoisting on steep lots.
Step 3
Step 4

Tear-Off and Deck Check

Once the old roofing is off, we inspect the bare deck. If we find soft or rotten wood, we photograph it and show you before we replace any plywood.
Step 4
Step 5

Installation

We lay underlayment, ice-and-water membrane in valleys, flashing, vents and the new roofing to manufacturer spec, which keeps the warranty valid.
Step 5
Step 6

Cleanup and Handover

Before we leave, we clear debris, sweep the lawn and driveway for nails with a magnet and walk the finished job with you, then hand you the warranty.

Roofing Questions From North Vancouver Homeowners

Installed prices run about $4.50–$9.00 per sq. ft. for asphalt, $10–$20 for flat roofing, $12–$20 for metal and $12–$22 for cedar, based on 2026 Lower Mainland rates. A 2,000 sq. ft. asphalt roof usually lands between $9,000 and $18,000. Steep access, extra layers and rotten decking push a job toward the top of its range.
Architectural shingles usually last 20 to 25 years here, and 3-tab closer to 15 to 20. Shade, moss and the North Shore’s rainfall shorten both, so a roof under tall trees wears out sooner than one in full sun. Algae-resistant shingles and a clean roof buy back some of those years.
Repair makes sense when the roof is under 15 years old and the damage sits in one area, such as a lifted flashing or a few missing shingles. Once a roof passes 20 years, loses granules across whole slopes or leaks in more than one place, replacement costs less over time. We tell you which one we would pick and why.
Yes. From October to March we book tear-offs into dry stretches in the forecast and open only as much roof as we can close the same day. We don’t lay shingles in steady rain, and if a shower arrives early, the deck goes under underlayment or tarps before the crew leaves.
Often. Many North Vancouver homes pair a pitched main roof with a flat addition, garage or deck over living space. Asphalt, cedar or metal goes on the slopes, and a membrane goes on the low-slope sections. We detail the transitions between them as one assembly, since that joint is where most mixed roofs leak.
Yes, on townhouse complexes and multi-family buildings across the North Shore. We give councils a written scope, schedule and access plan they can table at a meeting, plus our insurance certificate and WorkSafeBC clearance. If the owners need to approve a special levy, that vote takes a 3/4 majority under the Strata Property Act, so we send the quote early.
It depends on the scope and on your address. The City and the District of North Vancouver run separate building departments. Replacing a roof with the same type of material often needs no permit, while structural repairs, new skylights or a change to the roof’s shape usually do. We confirm with the right department before we book the job.
