A roof under 15 years with a single leak usually needs a repair. Past 20 years, or leaking in more than one place, replacement is the safer call. We confirm which on site, at no cost, anywhere in Greater Vancouver.
For new builds and additions, or when a roof comes down to bare deck. We prep the deck, then install underlayment, flashing, ventilation, and shingles.
Most asphalt roofs need this at 15 to 25 years, or after storm damage. We tear off the old shingles, inspect the deck, haul away debris, and re-roof.
When damage stays in one spot: a leak, lifted flashing, a few missing shingles. We find the source, repair it, and tell you if replacement is the better call.
Asphalt shingle roofing in Vancouver runs $4.50 to $9.00 per sq. ft. of roof area, installed. For a 2,000 sq. ft. roof, that lands between $9,000 and $18,000. Steep pitches, two layers of old shingles to tear off, and rotted decking push a project above that range.
Three things move the number most: roof size, pitch, and how many layers come off during tear-off. Deck condition is the wild card, since rot only shows itself once the old shingles are gone. Underlayment, flashing, ventilation, disposal, and site access make up the rest.
We confirm your number after measuring the roof on site.

Four grades of asphalt shingle, separated by service life, wind rating, and installed cost. We install all four to manufacturer spec, which is what keeps the wind warranty valid.
Rated to 177 km/h and good for 25 to 35 years here. Dimensional shadow lines instead of a flat surface. The default for most Vancouver homes.
SBS-modified asphalt stays flexible in cold and resists cracking. Rated to 209 km/h with Class 4 impact. Built for exposed, wind-driven rain.
Reads as cedar shake or slate from the street, with 35 to 50 years of service life. Rated to 210 km/h. The heaviest option, so deck condition matters.
A flat single-layer profile, roughly 15 to 20 years of service. Lowest installed cost, best suited to rentals, garages, and simple gable roofs.
Sealed shingle courses, taped underlayment laps, and drip edge keep water out at the edges, which is where leaks actually start.
Copper granules stop the black streaking that damp, shaded roofs collect. Most AR lines carry a 10-year algae warranty on top.
Dozens of colours and profiles across all four grades, including shake and slate looks that suit Vancouver character homes.
Asphalt shingles carry Class A fire resistance, the top rating under ASTM E108, when laid over an approved roof assembly.
The lowest installed cost of any pitched roof system, and a damaged section swaps out on its own instead of by the roof.

Asphalt shingle roofing in Vancouver runs $4.50 to $9.00 CAD per sq. ft. of roof area, installed. For a 2,000 sq. ft. roof, that lands between $9,000 and $18,000. Steep pitches, a second layer of old shingles, and rotted decking push a project above that range.
Tear-off and disposal of the old roofing, a deck inspection with plywood replaced where it has rotted, underlayment, ice-and-water shield, flashing, ventilation, new shingles, a magnet sweep of the yard, and a final walkthrough with you. Your written quote lists which of these your roof needs.
Often, yes. A roof under 15 years old with a single leak is usually a repair. Past 20 years, or leaking in more than one place, replacement costs less over time than repeated patching. We tell you which after looking at it.
Architectural shingles suit most Vancouver homes and are rated to 177 km/h. On exposed or coastal properties we recommend SBS-modified performance shingles, rated to 209 km/h, because the rubberized asphalt stays flexible and resists cracking.
Shingles shed water by overlap rather than by sealing, so rain runs off course by course. The layer underneath does the real work: synthetic underlayment, plus ice-and-water shield at the valleys and eaves, catches whatever wind drives sideways. Leaks almost always start at flashing, valleys, and penetrations, not in the middle of a shingle field.
We don’t shingle in steady rain, because the sealant strips need dry conditions to bond. Tear-off is planned around the forecast and the deck is tarped whenever the crew is off it. Winter re-roofing is routine here; we work to the weather windows.
No shingle permanently prevents moss. Copper granules in AR shingles stop the black algae streaking, and most AR lines carry a 10-year warranty against it. Moss is a maintenance question: keep the roof clear of debris, keep gutters draining, and cut back branches that shade it.
Most single-family re-roofs take two to three days on site. Larger or steeper roofs, and roofs needing significant deck repair, run longer. We work around the forecast and tarp the deck overnight, so the roof is never left open to rain.
Yes. We carry full liability insurance and active WorkSafeBC coverage. Ask and we will send the clearance letter before work starts. Strata councils and property managers usually want it on file, and homeowners are welcome to it too.
Two, and both come in writing. The manufacturer covers the shingles; we cover our workmanship on the installation. Our CertainTeed SELECT ShingleMaster and GAF Certified Contractor status is what lets us register the extended manufacturer coverage on your roof.
